Telangana Revises Land Registration Values After Nearly a Year, Rates Increased by Up to 100% in Key Hyderabad Areas

Telangana revises land registration values from June 5 with increases ranging from 25% to 100%. Key Hyderabad areas including Kokapet, Raidurg and Madhapur see major hikes.

The Telangana government has implemented revised land values for property registrations across the state with effect from June 5, marking the first major revision in nearly a year. The revised rates apply to both agricultural and non-agricultural properties. According to the government, the move aims to reduce the gap between officially notified registration values and prevailing market prices.

The revised land values have been categorized into four slabs, with increases ranging from 25 per cent to 100 per cent, while about 10 per cent of areas have witnessed no revision.

Telangana Land Registration Values Revised Across Four Slabs

According to government officials, the revised land values have been grouped into the following categories:

  • 25 per cent increase
  • 50 per cent increase
  • 75 per cent increase
  • 100 per cent increase

Officials said that most areas fall under the 25 per cent, 50 per cent or 75 per cent categories.

Only select high-value locations in Hyderabad’s core urban region, including land along the Outer Ring Road (ORR), highways, radial roads, and premium localities such as Kokapet and Raidurg, have witnessed a 100 per cent increase.

Officials also stated that around 10 per cent of areas have seen no change in registration values.

Why Telangana Revised Land Values

Revenue Minister Ponguleti Srinivasa Reddy said the revision was carried out after a scientific study and consultations with economists.

He stated:

“The former BRS govt had revised land rates twice during its tenure in 2021 and 2022, apart from enhancing registration charges from 6% to 7.5%. This revision is being implemented because of the widening gap between government land rates and market rates, which has been causing problems for people.”

Officials said surveys found that in some parts of Hyderabad, market values were 500 per cent to 600 per cent higher than officially notified registration values.

According to an official:

“The officials had recommended a steep revision, but CM Revanth Reddy directed the department to cap the maximum increase at 100% to avoid burdening people, especially given requests from the real estate industry.”

No Increase in Registration Charges

Revenue Minister Ponguleti Srinivasa Reddy clarified that while land values have been revised, the government has no plans to increase registration charges.

Speaking to reporters, he said:

“there is no plan to increase the registration charges.”

The minister also criticized the previous BRS government for increasing registration charges from 6 per cent to 7.5 per cent.

Minimum Agricultural Land Values Fixed

The Telangana government has fixed minimum land values for agricultural land in different categories.

According to Ponguleti Srinivasa Reddy:

  • Minimum agricultural land value in rural areas: Rs 2.75 lakh per acre
  • Minimum agricultural land value in municipal corporations: Rs 5 lakh per acre
  • Minimum land value within HMDA limits: Rs 10 lakh per acre
  • Minimum land value in the ORR region: Rs 15 lakh per acre

Hyderabad Areas Witness Sharp Increase in Land Values

The western corridor of Hyderabad, one of the state’s fastest-growing real estate regions, recorded some of the steepest increases.

Raidurg Panmaktha Records Highest Revision

The largest increase was recorded in Raidurg Panmaktha, where registration values rose from Rs 13.84 crore per acre to Rs 24.22 crore per acre.

Madhapur and Khajaguda

Land values in Madhapur and Khajaguda were also fixed at Rs 24.22 crore per acre.

IT Corridor Areas

In Hyderabad’s IT corridor, including:

  • Gachibowli
  • Guttala Begumpet
  • Raidurg Paigah
  • Nanakramguda
  • Izzatnagar

Land values increased from approximately Rs 11 crore to Rs 13 crore per acre to around Rs 19 crore to Rs 20 crore per acre.

Kokapet and Narsingi

Substantial increases were also recorded in Kokapet and Narsingi, where plot values now range between Rs 27,000 and Rs 47,600 per square yard in key locations.

Several Hyderabad Localities See Little or No Change

Officials said several mature residential localities in Hyderabad witnessed either a limited increase or no revision at all.

Residential colonies in many core city areas were capped at a 25 per cent increase.

In some locations, rates remained completely unchanged, including:

  • Banjara Hills
  • Film Nagar
  • Himayatnagar
  • Hyderguda
  • Chikkadpally
  • Lower Tank Bund

Officials said several other colonies across Hyderabad and Secunderabad also witnessed no revision.

Development-Based Classification Introduced

According to officials, the revised framework categorizes areas based on their stage of development.

Separate benchmarks have been adopted for:

  • Rapidly developing zones
  • Developing areas
  • Areas where growth has stabilized

The government said this approach will help better align official registration values with prevailing market conditions.
