HYDRAA Warns of Action at Muskin Cheruvu as Encroachments Continue in 52.20-Acre FTL Area

HYDRAA warned residents and realtors to vacate temporary sheds in the 52.20-acre Muskin Cheruvu FTL area in Hyderabad, stating demolition action may begin soon.

Hyderabad: HYDRAA officials have warned residents and realtors occupying the Full Tank Level (FTL) area of Muskin Cheruvu to vacate temporary sheds and shops immediately, stating that demolition action may be carried out within the next one or two days. Officials said that despite giving a 10-day deadline on April 29 and later extending it by another week, only 10 percent of occupants have vacated the area even after 17 days.

Officials from HYDRAA, Revenue and Irrigation departments visited the area again on Saturday evening and interacted with people staying in temporary sheds near the lake.

HYDRAA Says Realtors Using Residents as Shield for Encroachments

During the visit, the officials told residents that they were staying within the Full Tank Level (FTL) limits of Muskin Cheruvu and alleged that realtors were trying to grab lake land by placing people in temporary sheds and shops.

Officials stated:

“You are all within the Muskin Cheruvu FTL limits. Realtors are trying to occupy the lands in the lake FTL area by keeping you in temporary sheds. Construction debris, mud and garbage have changed the original shape of the lake. Waste collected from houses is being dumped into the lake area. Garbage is being burnt and polluting the lake.”

The officials further alleged that temporary sheds and shops were being used as a cover for encroachments and that the lake development works were being obstructed.

17 Days Passed Since First Notice on April 29

Officials stated that they first visited the area on April 29 and instructed all occupants to vacate within 10 days.

However, even after 17 days, only around 10 percent of the people reportedly vacated the site.

HYDRAA officials informed the residents that those claiming ownership of the land had also been informed six months ago that the structures fall under the FTL area.

The officials stated:

“The court has directed us to follow due process. That is why sufficient time was given to you. The temporary sheds in the lake FTL area may be removed at any time.”

Authorities also said that people claiming ownership of the land may receive compensation under TDR (Transferable Development Rights), but warned that residents staying in temporary structures could suffer losses unnecessarily if they failed to vacate.

Muskin Cheruvu FTL Area Spread Across 52.20 Acres

According to officials, the Hyderabad Metropolitan Development Authority (HMDA) had earlier fixed the FTL area of Muskin Cheruvu at 52.20 acres.

Revenue and Irrigation officials said the area, including the buffer zone, extends up to 62 acres.

Officials stated that the lake has shrunk due to dumping of construction waste, mud and garbage.

Land Claims and Encroachment Details

Authorities stated that:

  • Pioneer company is claiming ownership over around 18 acres
  • Farmers own nearly 12 acres
  • Another 4.20 acres are being claimed by different individuals

According to HMDA calculations, a total of 34.20 acres falls under the lake’s FTL limits.

Officials also said around 21 acres of Shikham government land exists in the area.

Revenue officials had earlier demolished a compound wall constructed in the buffer zone, but authorities alleged that despite this, large-scale construction activity was still being planned within the FTL area after dumping mud into the lake.

Local residents reportedly showed officials drainage channels that were allegedly blocked by compound walls to stop floodwater flow.

Officials Say Only Agriculture Allowed in FTL Patta Lands

Officials clarified that if Shikham patta lands exist within the FTL area, only agricultural activity is permitted there.

They stated that no construction activity is allowed and the natural structure of the land cannot be altered under existing regulations.

However, officials alleged that mud dumping and encroachments had reduced the lake area significantly.

Authorities added that instead of attempting to secure compensation for lands within the FTL area, some farmers and realtors were allegedly trying to undertake construction activities inside the lake zone.

Officials said that complete development of Muskin Cheruvu would improve the surrounding environment and help increase groundwater levels in the region.

HYDRAA officials have once again warned residents and realtors occupying temporary sheds and shops within the 52.20-acre FTL limits of Muskin Cheruvu in Hyderabad to vacate immediately. Authorities alleged that construction debris, garbage dumping and illegal encroachments are damaging the lake ecosystem and obstructing development works. Despite notices issued on April 29 and an extended deadline, only 10 percent of occupants have vacated the area after 17 days. Officials stated that demolition action could be taken within the next one or two days.
